Your commute, budget, and ordinary week matter more than a district’s reputation. Visit a promising street at different times. A neighborhood name does not tell you everything about a particular building.

A realistic budget gives you room.

IBB reports a median advertised rent of €15.78/m² in 2025. That measures asking rents in its dataset, not every existing rental contract. Lower- and middle-priced rentals face particular pressure. Read the IBB report.

Compare the same things.

Kaltmiete is the base rent. Warmmiete includes specified additional charges, but you should check exactly which ones. Electricity and internet may be separate. Compare lease duration, furnishing, deposit, and move-in date as well as the headline price.

Rooms are not bedrooms.

A two-room listing typically counts a living room as one of those rooms. Read the floor plan and ask the publisher rather than assuming two bedrooms.

Read the collection date.

A dated listing check is a starting point. Always follow the source link before making plans, and verify who is offering the property before sharing documents or paying money.
